From the introductory Pre Design Meeting through Final Design Approval, you can expect the design review process to take about 12 months if you're working with an architect or designer familiar with the architectural styles and Verrado Design Guidelines. If your design partners do not have Verrado experience, it may take as much as 15 months to two years, or sometimes longer. Generally, however, move-in occurs around two years after Informal Design Review. Here's what you can expect:

1. Informal Review - 2 weeks or less
2. Formal Reviews
   • Preliminary Design Review - 3 weeks
   • Final Design Approval - 3 weeks
   Formal submissions must be made at least 2 weeks prior to a Design Review Committee meeting. Committee members review your submission prior to the meeting so that they are prepared for the discussion at the meeting.
3. Response and Notification - 1 week
   About a week after the Design Review meeting, the homeowner receives a response letter and comments. This letter is preceded by a phone call to explain how the meeting went and what to expect. If a number of comments need to be addressed, a meeting is set up with the homeowner and/or architect to walk through the drawings.
4. Construction - 1 year
   Building a home takes about a year after approval to complete. This timeframe varies depending on speed of construction and availability of contractors and subcontractors.
